It’s All About Water

What attracted buyers to Sanderling Beach Club when it was first created by Atlanta developer Elbridge Boyd in 1946 was his insistence on preserving the lush and beautiful Old Florida habitat of the barrier island. And he had an abundance of water for situating snowbird cottages and homes for permanent residents. That is still what attracts buyers to this exclusive gated enclave on Siesta Key. Nearly all the homes in Sanderling are on the Gulf of Mexico, Sarasota Bay or Heron Lagoon, a water feature that was created by the hurricane of 1921.

The estate at 8218 Sanderling Road is doubly blessed. On 4.4-acres, the main house (8,600 square feet) is on 300 feet of direct beachfront on the Gulf of Mexico. The 2,000-square-foot guest house sits across the road on Heron Lagoon and comes with dock and deck. The main two-story home, which has five bedrooms, was built in 1986. The inviting two-bedroom guest house was added in 2007. The entire estate is on the market for $9,950,000 through Joel Schemmel of Premier Sotheby’s International Realty. It’s being sold by the heirs of the original owners.
